Tenant registers on Oursqft by providing certain personal information, verifying their account, and setting up their profile to access the platform and available auctions.

Discovering
Tenant browses the platform for properties, schedules showings and registers to bid on units of interest by going through a background check process.

Bidding
Once the landlord accepts tenant’s registration, tenant can place bids on units of interest, receiving real-time updates on bid status.

Selection
The landlord selects a winning tenant based on their final bid and qualifications. The winning tenant will move forward into the lease finalization.

Leasing
Tenant sets acceptable lease durations, confirms the lease commencement date, and electronically signs the lease agreement.

Oursqft provides a seamless process for tenants to easily evaluate multiple properties on a single platform, review lease terms, unit details, and schedule showings directly through the platform.
A tenant can register for an auction by completing the registration form and a background and credit check. Once completed, the credit and background check will be valid for 60 days, allowing the tenant to register for any other auctions of interest during that time.
In addition to the highest bidder in an auction, the second and third highest bidders may elect to act as backup bidders. The highest bidder and the backup bidders, if any, are considered the short-listed bidders.
Winning an auction does not guarantee a signed lease between the tenant and landlord. The landlord will determine which tenant, if any, is an appropriate lessee for the space.
The tenant will be notified that the landlord did not accept the tenant for the space and the tenant will be able to continue bidding on other units. A tenant may always bid on more than one unit at a time.
Unlike property sales, landlords not only look at final lease price, but they also look at tenant financials, credit worthiness, and background checks. Adding a guarantor to a tenant’s profile may provide a landlord more comfort regarding credit worthiness.
